House Rules

By making this reservation, you acknowledge that you and the guests in your party have read, understand and will comply with all house rules. You also acknowledge and accept that the host has the right to keep the security deposit amount in full, if any of the rules below are not adhered to.

Cancelation Policy

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

* NO PETS ALLOWED. You will be asked to leave if you arrive at the property with a pet.

* No smoking inside the house. This includes the use of tobacco, cannabis, e-cigarettes, vape, etc. There will be a $1000 charge minimum for any smoking in the house.

* No fires indoors or outdoors, including candles, except for the provided propane fire pit. Please ensure to read and follow proper fire pit use in the guest manual.

* No unregistered guests are allowed on the property at any time. Only 4 registered guests are allowed per stay. All guests must be cleared by hosts before check in. If discovered that more guests have been found, there is a $300 fine.

* No more than two cars are allowed on the property at a time without permission. Cars may only be parked in designated parking areas - never alongside the roads/drives. If the renter wants to seek permission to vary from any of these occupancy and/or parking requirements you must receive permission ahead of time from the owner.

* We have really poured our hearts into this property and have put a lot of thought into the pieces we have selected, some being one of a kind. Please take care of the furnishings, any damages that exceed the security deposit will have to be paid in addition, out of pocket.

*If the BBQ Grill is utilized, it must be cleaned before departure. Used grills that have cooled w/ dried food take a lot of time for the cleaner to prepare for the next guest. An uncleaned grill will incur an additional $50 cleaning fee.

* Parties or gatherings of any kind are not allowed on the premises - we have plenty of bars/restaurants to recommend for parties. Guests who are reported for throwing a disruptive party or violating our rules on registered guests of more than 4 people are subject to suspension or removal from Airbnb’s platform.

* Quiet hours (10PM-8AM) Sound travels very far in the desert; no music or loud noises after 10pm.

* Please do not flush anything other than toilet paper down the toilet, we are on a sensitive septic system (no wipes of any kind, feminine hygiene products, paper towels, etc.)

* No professional photoshoots or videos allowed unless given written permission by the owners. Please inquire with the owners regarding any photoshoots on the property.

* We like to keep the floors and rugs nice and clean, we appreciate you keeping your shoes off in the house.

* No Firearms. No illegal drugs. No drones. No off-road vehicles. No Camping.

The owner may withhold all or part of the deposit if any of the house rules are broken. Cause for withholding deposit funds include, but are not limited to, the following:
• Damage to the premises or contents
• Missing items requiring replacement
• Excessive cleaning required
• Not complying fully with the "before you depart" checklist
• Lingering smell of smoke
• Charges for mailing personal items left behind
• Evidence of more persons using the property than were authorized
• Evidence of a pet being present
• Unauthorized late check out

POOL RULES

For this rental the following must also apply:
* Adult supervision is required for anyone under the age of 14.
* All drinks must be served in unbreakable containers.
* No excessive noise - please be considerate of your neighbors.
* Users must shower prior to using the pool and spa.
*The heated spa is included in the nightly rate - the pool can be heated at an additional fee. Please inquire at booking and always give 24 hrs notice for heating.
* DO NOT tamper with any pool equipment. If you are seen tampering with equipment you will be charged $100 per incident.
* PLEASE DO NOT PUT ANY SUBSTANCES IN THE POOL/SPA. If you are found adding anything to the water in the pool/spa you will be charged a $500 fee to cover the cost of filter changes and tile cleaning.
* Pool maintenance is every Wednesday to make sure everything is clean and working properly.
* NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

- THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. Your sole right to use the property begins with the 3:00 PM Check-in on your day of arrival and ends at the 10:00 AM Check-out on your day of departure.
- The high desert occasionally has power outages and internet outages. We are not responsible for any general outages from Southern California Edison and Spectrum. No refunds of any kind will be given during these events.
- Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, Propane tank refilling and pool service.
- You agree to read and sign a copy of the Town Of Yucca Valley's Good Neighbor Brochure, which will be emailed to you upon booking confirmation.
- We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of damages, losses, or missing items should exceed the amount of the deposit, we will bill your credit card for the difference and/or pursue legal action. If you break, lose, or take anything, you will most likely be charged for it.
- If at any time we have to send our local representative to the property for any violation of these House Rules (noise, additional unregistered guests, parties, etc..), you will be charged $100 per each hour they are needed to address any problems created by you or your guests!

Inside, relax in the living room with comfortable seating options perfect for conversations and game nights. The oversized patio sliding doors offer a spectacular view of the property and lead to a covered patio deck with a cozy firepit.

Just a few steps away, immerse yourself in the modern 30ft. heated pool and spa surrounded by lounge chairs for sunbathing and umbrellas for shade. (Pool heated at your request for a nightly fee - spa heating included in the nightly rate.) Please reach out upon booking.

Sleep in style in the first bedroom with an abstract mural, Canyon Arched Canopy Bed, and a queen-size memory foam mattress. Just a few steps away, the accompanying bathroom features a terrazzo rain shower.

The main bedroom features dramatic floor-to-ceiling curtains and a plush oversized California King bed with a hybrid mattress. Pamper yourself in the en suite bathroom equipped with a beautiful tub to soak in and teak shower for the ultimate spa experience.

The kitchen is well-appointed with an electric oven/stove, dishwasher, Galanz refrigerator and microwave, wine fridge, and OXO 9-cup coffee maker or Chemex pour-over. And, don't forget to check out the glass pantry with games, yoga mats, mixology set, and outdoor amenities.
Guest access
You’ll have access to the entire property and provided access codes for the front door of the house upon booking, as well as the guest entry gate. The first gate is to only be utilized for maintenance workers.
Additional notes
The heated spa is included in the nightly rate - the pool can be heated at an additional fee per night. Please inquire at booking and allow 24 hrs notice for heating the pool so we can have it ready for your stay.

One of the best parts of the property is that you have it entirely to yourself. We are just a phone call or text away for anything you need, so please don't hesitate to contact us before or during your stay.

Please reach for arranging any additional amenities you would like at the house upon your arrival (i.e. food, beverages, alcohol, flowers, etc).
Neighborhood overview
We are located in a quiet residential neighborhood. Our next door neighbors have a horse, Tanner that welcomes you for a pet and always loves some carrots if you can spare. He is quite lonely so he deserves all the love from anyone staying with us.

Getting around
You typically won’t get a hold of Ubers/Lyfts in the area. We have a local service ‘Rides’ that just started up. Please reach out for contact.

Your next best option would be to book a taxi from the below services or rent a car. There is a an Enterprise rental located a few blocks from the property. We can also help setting up a car service, with plenty of affordable options for you Coachella attendees.
